Seller's Pack

The Government is planning to introduce the "Sellers pack" shortly which is likely to change the face of buying and selling in England and Wales.

The measures are aimed at reducing uncertainties, make Gazumping harder to achieve and speed up the house buying process.

The pack is likely to cost the seller between £600 and £1,000 and it will be the vendor’s legal responsibility to compile the pack at the start of the selling process so it will be available to potential buyers before they visit. Under the proposals the pack would include the following detail:

• Ownership documents
• Local authority searches
• Details of any relevant planning or listed building regulations - this includes electrical wiring and central heating
• Warranties and guarantees
• Draft sale contract
• Fixtures and fittings list
• Receipts and bills for utilities and council tax and an energy efficiency assessment
• Survey report
  
  Leasehold properties would require details of:
• Copy of the lease
• Service charge accounts
• Property management accounts
• Insurance details
• Details regarding the management company (their memorandum and articles of association).
